We offer an experienced team of dedicated Property Managers accompanied with the best accounting system available (appfolio) providing service in Huntersville, North Carolina. Whether through renting a property or long-term property management, you can be certain of professional and the highest quality of service from our extremely experienced team.
We will evaluate the property to determine a rental price, based on condition, location, features and the market rents of comparable properties.
We will advise you on practical property changes and/or capital improvements that could bring you increased rent or enhance marketability.
Your property will be marketed through the MLS, Realtor .com and hundreds of 3rd party sites through online syndication including Zillow and Trulia
All prospective tenants provide their information through an online secure portal on our platform including, but not limited to, identification, SS#, occupants, income verification, tenant verification of prior tenancy and 50 state background check is performed.
Tenant verification is performed through direct contact with current landlord or property manager.
Rents are dispersed no later than the 15th of the month. Please compare this. Rent proceeds are wired directly into owners account at no cost.
Tenants pay rent through their portal online.
Our software system Appfolio is a best of class property management software system that is a trust account-based system, all tenant payments made are automatically system generated to populate the owners statement ensuring full transparency.
We will perform a 60-day inspection and periodic inspections on request including photos and comments.
We will furnish a detailed property inspection report after each move-out.
All tenant work requests are sent through their portal, the request is emailed to the owner contact or contacts of choice and sent to the appropriate vendor, owners are free to choose their own contractor.
We will protect your investment by using licensed and insured contractors to maintain and repair your property.
All mechanical vendor invoices (electric, plumbing and HVAC) are provided upon request.
We will monitor market conditions to ensure that you receive competitive rental rates.
Owners will receive a detailed monthly statement and a year-end statement and cash flow report. Yearly 1099’s provided.
