Collection Procedures:
All rents are due on the 1st of the month and late on the 6th.
First notices are delivered on the 6th of each month.
Second notices are mailed on the 15th of each month.
When does an owner get his/her rent proceeds?
We disburse all funds generally during the 8 th to 11th of the month. No later than the 15th
Funds are wired next day at no cost or are mailed checks.
In addition, we include an itemized accounting statement monthly.
How much rent can I get for my house/condo/duplex/apartment?
Rental rates are directly related to competing units in the immediate area.

Yes, we are a full service real estate agency in business since 2004 and have

have a full-time sales department and a working relationship with many Realtors in
the local market. Our agents experience comes from backgrounds as diverse as

What are Lake and Town Realty’s normal management fees?
Generally, we earn approximately 40% of the first month’s rent for each new resident
and approximately 9% of the gross collections in all other months, for properties
in Mecklenburg County. All our fees are negotiable.
Our fees to manage Home Owner Associations vary depending on the specifications
& needs of the association.
